The 1.81Ha site is on a primary vehicle and pedestrian thoroughfare connecting Hanley Town Centre at the north and the Trent and Mersey Canal and Leek Road, taking in the Emma Bridgewater Factory, to the south of the site. There is a Local Authority aspiration for the development to form a gateway scheme to the town centre from the south side of the ring road by good use of civic space that is well integrated within a residential scheme.
